Four things a wet New Jersey basement is telling you
Every one of these has a mechanical cause. None is fixed by sealant, and none gets better on its own.

Water at the floor–wall joint
The most common entry point in New Jersey housing stock. Water under pressure follows the cold joint where the slab meets the footing. Painting the wall does nothing — the pressure is behind it.

A pump that runs but never catches up
Undersized pumps, clogged check valves and discharge lines that freeze at the exit are the usual culprits. A pump cycling every ninety seconds is telling you something about volume, not about the pump.

Efflorescence — a chalky white bloom
That crust is mineral left behind by water that has already passed through the block. It is evidence of a completed leak, not a cosmetic issue, and it returns until the water path is closed.

Damp, heavy air that never clears
Above 60% relative humidity, condensation forms on cold surfaces and feeds whatever is growing down there. Ventilation and dehumidification are separate problems with separate fixes.

Straight answers
How fast can somebody actually get here?
During normal weather we schedule most inspections within 24 to 48 hours. During a regional storm, active flooding calls jump the queue and we triage by how much water is moving and whether a mechanical system has failed. Call the toll-free line rather than emailing — the phone is the fast lane.
My basement only floods during heavy storms. Is that still a real problem?
Yes. Intermittent flooding means the soil around your foundation reaches saturation before the water has anywhere to go. The frequency is set by rainfall, not by the severity of the defect. A wall that leaks twice a year takes on hydrostatic pressure every time it rains — you are simply only seeing the overflow.
Do I need to empty the basement before you come out?
Not for the inspection. For the work itself we need roughly three feet of clear floor along the affected walls, and we move heavy or awkward items ourselves on the first morning. Anything irreplaceable is better off upstairs before we start.
Is the warranty tied to me or to the house?
To the house. Our lifetime warranty on installed systems transfers to the next owner at no cost, which is worth having in writing when you sell. Ask for the transfer paperwork at closing and we will reissue it in the buyer's name.
Will homeowners insurance cover any of this?
Groundwater intrusion is almost never covered by a standard policy, and neither is gradual seepage. A sudden failure — a burst pipe, a discharged water heater — usually is. We document the source in the inspection report so you have something concrete for an adjuster, but we do not file claims on your behalf.
